Heather Dubrow’s long road to selling her home landed The Real Housewives of Orange County‘s resident “fancy pants” someplace she’d never been before: navigating the uncertainties of Los Angeles’ highly unpredictable real estate market.
Prior to her and husband Dr. Terry Dubrow eventually securing a buyer in August 2025 (more on that below), a producer asked Heather for an “update on the Beverly Hills house” on The Real Housewives of Orange County After Show for Season 19, Episode 15, which prompted her to let out an exasperated sigh.
“We’ve had showings; no one’s bought it. That’s the update,” Heather answered in the above clip. “I mean, no one’s buying anything. It’s a disaster here. So much for the 90 days. That didn’t happen.”
When castmate Shannon Storms Beador asked how long her Beverly Hills mansion had been on the market at that point, Heather replied, “More than 90 [days], but, you know, houses like that take time. This is the first time I’ve ever listed a house — ever.”

As Heather explained, she and Terry “usually get a knock” on their door, without having to go through the formal listing process.
“It’s a very difficult time in L.A. real estate,” she added. “Between the fire and everything that’s gone on… it’s not easy. Obviously, it’s like dating. It only takes one person, so… It’s such a gorgeous property; they’ve had very good showings. You know, we’ll see. But I’m so ready to move on.”
Admitting that she’d only back to the house “once” since it hit the market (“I have people that go and take care of it,” she clarified), Heather noted that they lowered their asking price “right at the beginning” but, at the time, had no plans to do so again.
“I feel like, you know, come see it and make an offer, you know?” she continued. “There’s always wiggle room.”
Heather and Terry Dubrow react to their stalled real estate listing
During RHOC‘s Oct. 16 episode, Heather debriefed Terry on a call she’d just had with one of their real estate agents, Million Dollar Listing Los Angeles‘ Josh Flagg.
As Josh assured her via FaceTime, they had not “overpriced” the home, and it was only “gonna take one person” for a sale to become reality. He also confirmed that “a few months” would be a reasonable timeline for them to seal a deal.
Terry, meanwhile, referred to their decision to sell, rather than begin massive renovations on home, as “kind of a bummer,” to which Heather replied, “It’s still a money suck. You know what I’d rather do than be on a construction site for the next three years?”

Her husband of 26 years correctly guessed that she would rather “be on a private jet to Paris,” before later joking that seeing their American Express bill had made him “cry a few times,” over the years.
Inside Heather and Terry Dubrow’s $16.5 million home sale “fail”
The Dubrows purchased the 9,000-square-foot mansion for about $16 million in 2023 and, after making several upgrades, re-listed the home for $25 million in March 2025. After about five months on the market, Heather and Terry eventually accepted an offer of $16.5 million in August, ultimately losing money on the deal.
“We lost $5.8 [million]. I’ll tell you why,” Terry revealed on his and Heather’s Between Us podcast. “We bought the supplies for the guest house… We did a lot of stuff to the property, right?”
The couple went on to claim that they would have needed to sell the home for somewhere between $19.5 million and $20 million, just to break even.
As the plastic surgeon concluded, “It was a gigantic fail. So, if you don’t like us, congratulations. We bombed. We got killed on that house.”
With the stress of that sale behind them, find out what Heather exclusively revealed about their future plans for a “family home.”
